Property Location - From the 4-way stop on Highway 15 in Shelbyville, MO, go straight north 1 1/2 mile to Tract One on the right.
Tract 1
The northern most piece consists of 77 +/- acres and has frontage and access off Highway 15 and Shelby County Road 249/247 that runs along the west side of the tract. This tract is basically all open and currently in row crop production with the exception of a couple wooded draws and fence rows.
On the west side of Tract One near the southwest corner there is a house and outbuildings that belong to the neighbor, they are not part of the Taylor property.
Tract 2
Consists of 40 +/- acres and lies in the northeast corner of Shelby County Road 249/247 and Shelby County 236 and join Tract One along its north boundary. It has county road frontage and access along both the west and south sides. Tract Two is currently in crop production with the exception of a wooded draw that runs through it.
The Shelby County FSA Office calls for 93.70 total cropland acres on our Tracts One and Two with some overlapping fields, please make your own estimate as to how many tillable acres are on Tract One and Two individually, subject to Shelby County FSA Office final determination.
TRACTS ONE and TWO belonged to Grace Elaine Taylor (deceased), Beneficiaries are her children Robert Taylor, Susan Coburn and Donna Brown.
Tract 3
Consists of 40 +/- acres and lies in the southeast corner of the Taylor/Clark property, it has frontage and access all along the south boundary of Shelby County Road 236. According to the Shelby County FSA Office Tract Three has 35.54 cropland acres and is currently in row crop production with the balance in a small patch of woods in the very northwest corner, a couple wooded fence rows and two short, wooded draws along the south line.
TRACT THREE belongs to the Kenneth and Helen Clark Trust/ James Clark Trustee
The entire offering is being surveyed by Schaefer Surveying, as soon as the new surveyed acreages are available we will use them for the purpose of the sale contracts and closing. Shelby County Title LLC (phone 573-633-2241) is doing the title commitment and closing,
All three tracts of the Taylor/ Clark property have a farm tenant in place for the 2026 crop year and the property will be sold subject to this contract. The cash rent contract is based on a guaranty of $160.00 per tillable acre, due in two payments March 15 and December 1 with a 25% flex bonus based on gross receipts over $450 per acre for soybeans. The cash rent contract is based on 93.6 acres of the Taylor property and on 35.54 acres of the Clark property. The current owners are going to keep the first 1/2 of the annual guaranteed cash rent and the second 1/2 of the guaranteed payment plus any flex bonus payment will go to the new buyer(s). A copy of the actual agreement is available upon request or if you would like you can call the current tenant for a crop history and previous farming practices.
The current farm tenant is John Boughton (phone 573-406-2874) and Chris White., in the event a non- farming entity buys the property, John and Chris are interested in farming the property in the future. The entire Taylor/Clark property is currently planted in soybeans.
We will be selling the property by the acre using the choice method, giving the successful bidder the right to take an individual tract, combination of tracts or the entire offering at the bid amount.
Terms & Conditions: 10% Down day of the auction with the balance due and possession given at closing in 30 days of less, subject to farm tenant right. The 2026 Shelby County property taxes will be pro-rated to the day of closing. The cost of the title commitment, title insurance, deed preparation and closing will be split 50/50 between the seller(s) and Buyer(s).
