The Heirs of Donna and Raymond Gentry Trust have awarded Sutton and Auctioneers and Land Brokers, LLC the opportunity to offer this high percentage tillable farm at auction, with the auction to be conducted “On Site” at the land located from the from the Jct. of Hwy. #34 and S. Pierce St. (478th Ave.) in Egan, SD – approx. 4 ½ miles south on 478th Ave./Co. Hwy. 9A and ½ mile east on 238th St. to the SW Corner of the Land – with the Southeast Corner of the Land at the Jct. of 238th St. & 479th Ave.; or from Trent, SD – 2 miles north on 478th Ave. and ½ mile east on 238th St.

This land will be sold with the buyer to receive full possession of this land for the 2027 crop year.  Additionally, this land will be sold with the added benefit of having Dairy Manure applied frequently to this land by the previous farm operator. 160 +/- Acres of Productive and High Percentage Tillable Grovena Township, Moody County SD Land – Situated in Prominent Agricultural Area Located Between Egan and Trent, SD

 

The land being offered for sale on this auction consists of a parcel of land with a high percentage tillable and is inclusive of productive cropland with some a high percentage of Class II soils. This land will be offered as a +/-160 parcel of land. According to FSA information this farm has approximately 155.15 acres of Farmland with 154.11 acres of cropland with a 76.90 acre corn base with a 148 Bu. PLC Yield and a 75.70 acre soybean base with a 44 bu. PLC yield. The non-tillable acres are comprised of a small waterway, drainage, ditches and roads.  The general topography of this land is level to gently rolling. According Moody County Assessor’s information this farm has a soil rating of a .782, comparatively according to information obtained from Surety Agri-data Inc., this parcel has a weighted Productivity Index of an 84.8 with approx. 94% of the farm being comprised of Class I & II soils. The 2025 taxes payable in 2026 on this land are $4,442.58. This farm is in an excellent state of cultivation after being operated by the same tenant for over 20 years and the fertility of this land has been enhanced as this land has benefited from the managed application of dairy cattle manure for many years.
