Terms - Closing to take place on or before July 9th, 2026. This property is sold subject to a lease expiring 12/31/2027. Full possession on land to occur January 1, 2028. Seller to give a credit to the buyer at closing in the amount of $154,000 ($77,000 for 2026, $77,000 for 2027), for being unable to farm or rent for the 2026 and 2027 farming seasons. Upon acceptance of the sale by the seller, a non-refundable earnest money deposit equal to 10% will be due at the conclusion of the sale. If the buyer is not immediately available at the conclusion of the auction, the purchase agreement and non-refundable earnest money deposit must be completed within 24 hours from the close of the auction.
