Property Location: from the south edge of Mexico, Missouri take Highway 54 south 3 1/2 miles to Highway HH, turn right and take Highway HH west 6 miles to ACR 949, turn left and go south 1/4 mile to the Bradley property on the right.
Tract 1
Consist of 35 +/- Acres is the smallest of the three tracts and lies in the northeast corner of the Bradley Farm. It has ACR #949 frontage all along the east side. This tract is primarily all open with a pond and some scattered trees and wooded fence rows. It is currently being used for permanent pasture and hay production.
Tract 2
Consists of 139 +/- Acres is the largest of the three tracts and it lies basically in the middle of the Bradley property and has direct access off ACR 949 on the east end. It is virtually all open and currently in row crop production. The balance is in narrow wooded draws and fence rows. Some conservation work has been done including terracing and tiling.
Tract 3
Consists of 64 +/- Acres and lies on the south edge of the Bradley Farm. It has lots of open land that is currently being used for hay production and permanent pasture with the balance in mature timber, wooded draws and fence rows. A portion of this tract has been used for crop production. There is a nice size pond and a barn that is used for machinery storage on this tract. Tract 3 also has direct access off ACR 949 along the east end.
The property is currently being surveyed by Janes Surveying and as soon as the new survey acreages are available we will update our advertised acreage amounts.
We will sell the Bradley Farm by the acre using the choice method. There are no future tenancies on the Bradley Farm, so full possession of the crop land and pasture will be given at closing.
