$100,000 down per tract [non-refundable] of earnest money due on the day of the auction. Earnest money will be held in the listing brokerage escrow account until closing. Only approved bidders will be registered to bid. Buyers will need to provide a letter of credit or proof of funds prior to bidding. Closing date will be on or before October 19th, 2026. There will be a 2% Buyer's Premium added to the final purchase price. Bidding is dollars per deeded acres. Buyer will assume possession as soon as current tenants crops are out. Wind Rights to Tract 1 do not transfer upon sale, subject to the wind right agreement. See attached Supplement. Tract 2 will not be in CRP for the 2027 crop year. See attached Supplement.
