Broker Participation

Broker participation is welcomed. A 2% commission will be paid at closing to the licensed brokerage of any agent who registers their buyer 48 hours prior to the auction, accompanies their client to the auction, and whose buyer successfully closes.

 

Terms & Conditions

A ten percent (10%) non-refundable down payment shall be made on the day of sale by certified funds, personal or business check with photo ID, or bank wire transfer payable to United Country Heartland Realty & Auction, LLC, with execution of the purchase contract. Online buyers must submit the ten percent (10%) down payment by wire transfer within seventy-two (72) hours. The balance is due on or before Monday, March 9, 2026. Possession of buildings at closing, subject to existing leases on event centers, rental units, or wedding venue; seller to retain up to thirty (30) days post-closing to remove livestock and personal property. Taxes prorated at closing. A ten percent (10%) Buyer’s Premium will be added to the final bid price. Property sells AS IS, WHERE IS, with no contingencies including financing, inspections, or appraisal. Subject to all applicable zoning, restrictions, easements, and regulations. Announcements made day of sale take precedence. Buyers encouraged to conduct all due diligence prior to bidding.
