Auction & Property Location - From the I-70/ Highway D overpass at Williamsburg, Missouri, exit, turn and go north on Highway D for 1/2 mile to Old US Highway 40/ CCR 1030 (Cranes Store) turn left and go west 3 1/2 miles to CCR 163, turn right and go north 2 miles to the Coleman Property on the right.   OR From the I-70/ Calwood/Bachelor exit, turn on to Highway A, then go to the north outer service road, turn right and go 2 1/2 miles east to CCR 163, turn left and go north 2 miles to the Coleman Property on the right.  The Coleman Property is in the northeast corner of CCR 163 and CCR 184.

Tract 1

Consists of 22 +/- acres that is the most southern tract and has frontage and access from CCR 163 all along the west side and CCR 184 frontage and access all along the south side.  This tract is primarily open and currently in second crop soybeans with the balance in a wooded draw along the north line and a small patch of woods in the southeast corner.  This tract also has a 24’ x 40’ wooden frame building with a metal roof and siding that is being used for a club house/hunting cabin/storage building . The hunting cabin is 24’ x 20’ has full concrete floor, is insulated, has built-in cabinets, a stainless steel double compartment sink and will be sold with refrigerator/freezer, cook stove and microwave oven.  The cabin is wired with 200-amp service and has both 110v and 220v electric.   The remaining 24’ x 20’ is open on the east and south sides, it is wired and has a partial concrete floor, ideal for a skinning shed and ATV storage.  There are 220v outlets on the outside for your camper hook-ups and an outside water hydrant. 

The diverse soil types primarily consist of Rozetta Silt Loam, Birds Silt Loam, Fishhook Silt Loam, and Atlas Silty Clay. Portions of the tract may offer opportunities to increase tillable acreage with the implementation of appropriate conservation practices.

The western portion of the property is primarily wooded with areas of unimproved pasture, creating excellent wildlife habitat. The farm supports an abundance of wildlife, particularly deer and turkey. This region of McDonough County along the Troublesome Creek Bottom has developed a strong reputation for producing high-scoring whitetail bucks.

The tillable acres are currently under a cash rent contract for the 2026 crop year. The buyer will receive one-half of the 2026 cash rent payment totaling $3,816.00.

Ag lime was applied to the tillable acres in the fall of 2025.

 

Tract 2

This is the center 22 +/- acres with frontage and access from CCR 163 that runs along the west side of the tract.  It is partially open and currently in second crop soybeans with the reminder in wooded draws and mature timber.

 

Tract 3

This is the northern most tract and consists of 22 +/- acres   with frontage and access from CCR 163 which runs along the west side of the tract.  The tract is virtually all open and currently in second crop soybeans with the reminder in wooded fence rows.

 

The Coleman Property represents what a lot of you are looking for, a small acreage with lots of CCR frontage, close to I-70, rural water and electricity already available, close to greater St. Louis and St. Charles Metropolitan areas, good hunting and recreational opportunities with some row-crop income.

The Callaway County FSA Office says there are 52.75 acres tillable on the entire property and currently in double crop soybeans.  To calculate the FSA crop land acres per individual tract, please use the Callaway County FSA cropland map.   The Callaway County FSA office has the final and absolute determination in assigning cropland acreage for each individual tract.

We will be offering the Coleman property by the acre using the choice method, giving the successful bidder the right to take any individual tract, combination of tracts or the entire offering at the bid price  If the property sells in a whole, we will not do a survey and will convey off the existing legal description using the Callaway County Assessor’s acreage amount of 67 acres. If it sells in less than the whole, we will survey the property in three tracts then create new legals and convey off the new acreages.

In order to give time for this, we will set the closing 60 days after the auction date.

2025 Callaway County Property taxes were $93.50 for the entire tract.

TERMS & CONDITIONS: 10% Down day of the auction with the balance due and possession given at closing subject to seller’s retention of the 2026 bean crop. The farm is currently in double crop soybeans, the seller is retaining the bean crop and will pay all the 2026 Callaway County Property Taxes, hunting possession will be given at closing, full possession of the crop land will be given at harvest. The cost of title commitment, deed preparation and closing costs will be split 50/50 between the Seller and Buyer.
