Tract 1
The smallest of the four tracts consists of 4 +/- acres with frontage and direct access off Mt. Zion Road along the east end of the tract. This tract wraps around the school building in the northeast corner of the tract, then borders the Kilmer Homestead on the south. The tract is open and currently being used for crop production. (It does not have access to the private road that runs along the north line).
Note: There will be a 20-foot easement across Tract One for an existing water line that runs from the Kilmer Homestead to the school, 10 foot on either side of the existing line.
Tract 2
The largest of the four tracts consists of 38+/- acres with frontage and access directly off Mt. Zion Road that runs along the east side of the tract. It runs from the north line of the Kilmer property south to the waterway, tree line. It is all open and currently in row crop production. (It does not have access to the private road that runs along the north line).
Tract 3
Consists of 24 +/- acres with frontage and direct access from both Mt. Zion Road on the east and Buggy Road on the south. It is all tillable and currently in row crop production except for a narrow row of trees along the north line and a small patch of timber in the very southeast corner.
Note: There will be a 40-foot utility easement on the south side of Tracts 3 and 4 along Buggy Road.
Tract 4
Consists of 7+/- acres the lie in the very southwest corner of the Kilmer property with frontage and direct access off Buggy Road which runs along the south side of this tract. The tract is all tillable and currently in row crop production.
The entire Kilmer Farm has had terraces and other conservation measures put in place to preserve the top soil and fertility.
The Kilmer Farm is being surveyed as soon as the surveyed acreages are available we will replace our advertised acreage amounts.
We will sell the Kilmer Farm by the acre using the choice method.
The Ella Kilmer Homestead and acreage is not included in this auction.
The Morgan County FSA shows a total of 71.63 acres of cropland on the farm.
