General Description & Method of Sale
96.65 surveyed acres of highly productive, well located Sac County, Iowa farmland:
We are selling a well located farm just outside of Sac City in Section 17 of Jackson Township. The farm will be offered on the basis of 96.65 surveyed acres. The final sales price will be determined by the high bid times 96.65. There is no lease and farm is open for the 2026 crop season. There is an older feedlot that would offer great potential for any cattle operation. There will be a well/power agreement for a 5 year period to allow water/power access to the feedlot.
FSA Data: Cropland acres of 85.55; Corn base of 49.65 acres with a PLC yield index of 166; Soybean base of 31.99 acres with a PLC yield index of 46.

Terms of Sale
Purchaser(s) will be expected to pay 10% of the purchase price on day of sale and sign a standard real estate contract agreeing to pay the balance in full on or before May 29, 2026.
