Farm and Hunt Combination 80 near Little River

On behalf of the Mayo Family, L2 Realty presents an "80" of productive farm ground and recreational land south of Little River in Rice County, Kansas! Selling at auction on October 6th, this combination farm offers approximately 50 acres of tillable ground, 12 acres of native hay meadow, creek-bottom timber, and excellent blacktop road access. With income-producing cropland, native grass, and wooded wildlife habitat all packed into an affordable-sized tract, this property would make a great entry-level recreational farm, investment property, or addition to an existing farming operation.

Tillable Ground & Crop Production:

Approximately 50 acres of the property consist of tillable farm ground. Roughly 18 acres in the northwest portion of the farm are currently planted to soybeans, while approximately 32 additional acres recently came out of CRP and provide an opportunity to return more acreage to crop production.

The tillable soils are primarily Class 2 and Class 3 loams. Average NCCPI of 63 across the whole farm with Clark clay loam, Saltcreek and Naron fine sandy loam, Lancaster loam, and Kipson loam. For a buyer looking for agricultural income, this tract provides a solid combination of productive soils and manageable acreage. The crop ground will be open after harvest, with possession occurring after the current crop is harvested.

Native Hay & Grassland:

Approximately 12 acres of native grass are located in the northeast portion of the property and are currently being utilized for hay production. This area adds another productive component to the farm while also creating grassland habitat and additional edge for wildlife.

Between the crop ground, native grass, timber, and creek corridor, the property has a diverse mix of land uses.

Creek, Timber & Wildlife Habitat:

A dry creek runs east to west through the center of the property and creates a natural travel corridor through the farm. Timber and brush associated with the drainage provide cover for whitetail deer and help funnel wildlife between neighboring agricultural fields and surrounding habitat.

During the rut, creek drainages like this can serve as natural cruising routes for bucks moving across the landscape. The wooded south and east boundaries provide additional cover, travel corridors, and clearly defined property lines.

For someone looking to purchase their first recreational tract, this farm offers a nice combination of huntable cover and agricultural income without requiring the investment of a much larger recreational property. Whitetail deer and upland bird hunting opportunities add another dimension to an already productive piece of Kansas land.

Access:

Access is one of the strongest features of this property. The farm lies along a blacktop road, eliminating the concerns that can come with miles of gravel or minimum-maintenance roads during wet weather.

An interior access road associated with the existing oil-production infrastructure runs through the property and provides convenient access across much of the farm. This road can also be useful for checking crops, accessing hunting locations, managing the property, or moving equipment throughout the tract.

Investment Opportunity:

This 80 ± acre tract offers several potential sources of agricultural value. Approximately 18 acres are already in active crop production, another 32 ± acres have recently come out of CRP, and approximately 12 acres are currently being used for native hay production.

That combination makes the property attractive to several types of buyers. An investor can own recreational ground while generating agricultural income to help offset ownership costs. A beginning land buyer can step into a manageable-sized hunting and income property. Local farmers and landowners can add acreage to an existing operation while picking up additional recreational value at the same time.

Mineral Rights:

The property will sell surface rights only. The sellers will retain all mineral rights associated with the property. Oil-production infrastructure is currently located on the farm, and the existing interior access road is utilized for servicing that infrastructure.

Location:

Located south of Little River in Rice County, Kansas, this property combines rural location with excellent year-round blacktop access. The surrounding agricultural landscape, creek drainage, native grass, and timber provide a strong mix for both farming and recreation.
