Directions: From the stop light in Hallsville, MO go north approx. a half mile to the Cuppy property on the left.

The property has frontage and access off Highway 124 along the east side. The Cuppy home was built in 1966 and consists of 1532 sq. ft. and has been occupied by the Cuppy for the past 40 years.  It is a ranch style, single story, brick home, with shingle roof, on full basement, there is evidence of leakage in the basement. The house is on a mature lawn with lots of large shade trees. The home has a Weil McLain natural gas hot water boiler with baseboard heaters that were installed 12-4-2024 and there is central air. Floor coverings are original oak hardwood, carpet and vinyl. There is a Richmond 40 gal. natural gas hot water heater. The is no public sewer system, the current sewer system is a septic tank and leach field.  There is a nonfunctioning deep well and the house is hooked to rural water. The Panhandle Eastern Pipeline goes across the property. There is an attached one car garage with an overhead door.  Other improvements include a hip-roof older livestock barn, that needs some repair. There will be no survey, we are conveying off the existing legal.
