This attractive +/-154.76 acre parcel of land will be offered as a unit. This farm has very good eye appeal and has a gently rolling topography and has some excellent soils, as according to the Rock County Assessor this farm has a CER of 95.22 and comparatively information obtained from Surety Agri-Data indicates this land has an extremely high weighted soil rating of 87.8, with the predominate soils on the cropland acres being comprised of Class I & II soils and lower quality soils in the areas included in the drainage and waterway, some of which has historically been utilized as hayland. According to FSA information this farm has approx. 144.19 acres of cropland with a 71.90 acre corn base with a 158 bu. PLC yield and a 71.90 acre soybean base with a 44 bu. PLC yield and has previously been enrolled under the ARC County Election of the USDA farm program. The non-tillable acres consist primarily of a grassed waterway/drainageway and roads. TERMS: Cash – A 10% nonrefundable downpayment on the day of the sale with the balance on or before March 20, 2026, with full possession for the 2026 crop year. Marketable Title will be conveyed and at the sellers’ option either abstracts of title or owners title insurance will be provided, if title insurance is utilized the cost of the owner’s policy will be divided 50-50 between the buyer and seller. The closing fee – Klosterbuer & Haubrich Law Firm will be paid 100% by the sellers. All of the RE taxes payable in 2025 will be paid by the sellers, with all of the RE taxes payable in 2026 to be paid by the buyer. The total acres being sold are being sold in accordance with the acres as stated on the Rock County Assessor’s Records, with the acres understood to be “more or less”. The sellers do not guarantee that existing fences lie on the true and correct boundary and any new fencing, if any, will be the responsibility of the purchaser(s) pursuant to MN Law.
