The property will be sold for the ‘lump sum’ total dollar amount.
Immediately following the auction, the successful buyer(s) will be required to sign a written real estate purchase agreement and pay ten percent (10%) of the purchase price as a non-refundable earnest money deposit, to be held in escrow until closing. The balance of the purchase price shall be due at closing, on or before October 7th, 2026.
The Seller will provide title insurance in the full amount of the purchase price and will pay all 2026 real estate taxes (due and payable in 2027) via a prorated credit at closing based on the best available information. Full possession will be granted at closing.
Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection of the property.
