Selling as 83 Taxable Acres M/L
Sale Date: Friday, January 16, 2026, at 10 A.M.
Sale Location: Butler Acres and Event Pavilion 22552 HWY 24 Dover, MO 64022
Rhett Butler was kind enough to offer us a section of the Event Pavilion to hold this Land Auction. The center is currently closed and is for sale. Anyone wishing to purchase the Event Pavilion is encouraged to Contact Rhett, 816-918-7161, for details and showing.
Farm Location: 2 ½ Miles East of Dover on HWY 24
Method of Auction: The farm will sell by the acre as one tract with 83 assessor taxable acres. Property sells with the confirmation of bid price by the Seller. This will be a live onsite auction with internet bidding available through WheelerLive. Internet bidders must be preapproved 24 hours prior to the sale.
Contract: Immediately following the conclusion of the land sale, we will write the sale contracts and receive the escrow/earnest money of 10% down payment. Payment check is non-refundable and payable to Truman Title Company Inc.
Closing: The closing will be on or before Friday, February 20, 2026, at the office of Truman Title Inc. 1908 Main St., Higginsville, MO 64037.
Tenant: There is no tenant agreement in place for the 2026 crop year. A number of farmers are interested in submitting a rental proposal in the event a non-farming or investor group purchases the land.
Taxes: The 2025 taxes have been paid by the Seller and are in the amount of $325.39. The 2026 taxes and beyond will be the responsibility of the new buyer.
Utilities & Water: There are no electric utilities or water meter currently on the property. Rural water runs on the North side of Highway 24.
Schools: Santa Fe R-X School District in Waverly, MO
Down Payment: Ten percent (10%) nonrefundable down payment the day of auction, upon signing a purchase agreement immediately following the close of bidding. The down payment may be paid in the form of personal check, business check, or cashier’s check. The remainder of the purchase price is payable at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. Be sure you have arranged financing, if needed, and are capable of paying the balance at Closing.
Title: Seller shall provide and execute a proper deed conveying the real estate to the Purchaser. Seller to pay for title insurance premium including title search and examination fees. Purchaser to pay any lender fees, search premiums, or appraisals necessary to secure buyers funds for closing. Purchaser and Seller will split (half) the closing costs.
Possession: Possession of the farm ground is immediately following the signing of the land contract and when the escrow/down payment is received.
Mineral Rights: The sale shall include 100% of the mineral rights owned by the Seller.
Easements: Sale of the property is subject to any and all easements of record.
Acreage/Survey: The property will sell using the Taxable Acres. All acreages are approximate and accurate to the best of our ability using assessor’s maps, measurements, and legal descriptions. The selling price based on the acreage multipliers is final and no future adjustments in sale price will be granted to either the Purchaser or Seller of said acreage or Tracts. Any need for a survey to close this agreement is at the sole discretion of the Seller. Any need for a survey by the Purchaser, to acquire funding or close this agreement, will be paid for by the Purchaser.
