Selling 54+/- Acres with beautiful homestead, ponds, woods, pasture to be offered in two tracts. Located in Township 40N, Range 7W, Section 12 in Maries County, Missouri.

 

Tract 1

Consists  of ten acres and the Barch home place, it has a beautiful home, some very functional buildings, deep well, and well stocked pond. There are frontage and access directly off Highway C which runs all along the southeast side of the tract.

 

The house has 1,903 adjusted square feet of living space, with metal roof, vinyl siding and energy efficient doors and windows.  The house had some very attractive renovations done in 2001 when the Barch’s moved in.  They converted the attached garage into additional living space converting it to a step-down family room/office space and adding a washer/electric dryer hook-up, also a set of double doors out of the front of the house and a single back door that goes out to a breezeway that goes to the garage.

 

The house has two very nice-sized bedrooms with walk-in closets, one full bath with recently installed handicap accessible walk-in shower, a large living room in the front of the house with a bay window looking out to the southeast.  There is a very attractive kitchen with hand crafted, solid oak cabinets with brass pulls and an appliance garage , also Formica roll front counter tops with a 4” back splash.   In addition, there is a large matching free-standing dine-at-island in the kitchen that provides additional counter and cabinet space.

 

The Barch’s are leaving the kitchen appliances with the house, they consist of a GE side x side refrigerator/freezer, Whirlpool automatic under the counter dishwasher and Frigidaire LPG kitchen range with built-in overhead vented hood.   There is a dining area just off the kitchen with a door out to the new 12’ x 18’ deck.   The house has a full masonry basement that has a washer and dryer hook-up, an addition full bathroom and kitchen area with a double stainless-steel sink and cabinets, the balance is used for storage.   (There is evidence of older attempts to do some masonry repairs to the basement walls, however the Barch’s have done some outdoor landscaping that has all but solved the basement water issues.)

 

The house is hooked to the deep well and a septic system, the house is fully insulated and has a 2023 Ruud LPG forced air furnace and older central air conditioning unit and 2022 model 53-gallon electric hot water heater.  The home has attractive carpet, tile and lament flooring, window treatments and ceiling fans throughout the house.

 

There is a beautiful rock garden between the house and garage that is constructed of native stones, grasses and recirculating waterfalls.   There is a 2016 built 30’ x 30’ x 10’ eve garage that is connected to the house by a covered sidewalk, it has a concrete footing and foundation and a full concrete floor.  It is wired for 110 and 220v electric and even has a 30-amp camper plug-in on the outside wall.  It is a wood frame structure with a metal roof and siding, that has two 8’ x 12’ overhead doors each with an electric opener on it.

 

Tract One also has a very functional 28’ x 57’ structure on it, that is connected but basically divided onto two different sections.  The first section is Herb’s man cave/ shop, it is 28’ x 30’ x 16’ eve, it has a concrete footing, foundation and floor.   It is insulated and has a heavy-duty wood-burning stove in it, also a rest room, electric cook stove, refrigerator and microwave oven, it is set up perfect for entertaining your rowdy friends, butchering or as an extra kitchen for canning .   This section also has 12’ x 16’ insulated overhead door with electric opener and a 24’ x 28’ covered concrete apron in front of the overhead door.  Herb worked on his over the road tractors in this shop.  The back portion of this building is a 26’ x 26’ open front pole frame structure with a metal roof and sides. 

 

There is also a 16’ x 35’ pole frame building on Tract One that is open to the north with a 12’ x 28’ lean-to on the south side used for storage and raising rabbits or chickens.

 

There is a 36’ x 44’ with 8’ lean-to, livestock/hay barn on this tract.  It is a pole frame structure with tin siding and roof and large roll-back doors in each end, it has a partial concrete floor and a feed room in it, hay manger, cattle pens and is set up with alley way and head catcher. 

 

Tract One also has two ponds, one smaller pond up by the highway and a larger approximate one-acre pond right above it, the larger pond is fully stocked with fish, it has a swimming dock and small enclosed shelter on the bank with electric in it. The Barch’s have an electric aerator set-up in the pond to prevent fish kills.

 

Two other structures on Tract One include a 12’ x 17’ log building with a concrete apron that is being used as a doghouse and storage and a 8’ x 12’ wooden frame building that is being used as a garden shed.

 

Tract One has an electric disconnect on an electric pole next to the garage set-up  for a generator.

 

Tract 2

Consists of approximately 44 acres of rolling permanent pasture and mature timber, it has frontage and direct access on the southeast side from Highway C and it wraps around Tract One on the north and west sides.  It is fenced and cross-fenced and has a permanent tire drinker and several water hydrants on it from the well on Tract One.   (In the event the two tracts sell separately there will be no agreement for the owner of Tract One to furnish water to the owner of Tract Two.)

 

The Barch Property is being surveyed, as soon as the new surveyed acreages are available we will replace our advertised amounts and use the new figures for the purpose of contracts and closing.
