( a current survey is available for inspection) and has frontage and parking along Main Street, has city utilities and natural gas.The interior of the store is divided into three basic areas, the center 40’ x 60’ is being used as a retail grocery store and deli, the east 25’x 60’ is being used as a customer dining area, retail space, office area and storage, this area has a wall mounted natural gas forced air heater for supplemental heat.The west 20’ x 60’ is where the walk-in cooler is located, kitchen and food prep area, retail hardware store and restroom. There is an exterior door on the west side of the building that accesses the 8’ x 16’ covered delivery dock and an additional 16’ x 70’ wooden frame storage building. The real estate will be sold first as one single lot on a total dollar base, then the store fixtures, then we will conclude by selling any remaining retail grocery and hardware inventory.

The Middletown Store has been owned and operated by the Thomas Family since 1985, during that time it has served as a convenient place for people of the Middletown/Montgomery County area to buy their groceries, hardware, eat their lunches, drink their coffee and fellowship, it has been in continual operation. It is with lots of emotion that Terri has made the decision to close but feels it is time. The building is very functional, and the fixtures are in operating condition.
TERMS & CONDITIONS:10% Down sale day with the balance due and possession given at closing in 30 days or less. The 2026 Montgomery County property taxes will be pro-rated to the date of closing.
