Farming rights begin April 9th. Includes building sites, farmland, and hunting land. Soil Productivity Index 103.5.

2024 taxes, paid in 2025, totaled $1,156.96. The new owner will be responsible for all taxes associated with 2026, which are payable in 2027, as they will receive the 2026 crop.

The house, buildings, and land (“property”) are sold as is Schmid Auction and the Seller assume no liability for damages after sale. All structures will remain standing, and the sellers will not cover any costs to remove them. The buyer may, at their own expense, demolish or remodel structures as they wish. The current tenant has three months from closing to vacate and remove personal property. A carport will be removed from the property, but other items may remain.

 

Farming Rights: After the Tittle Co. receives the 10% downpayment to be held in Escrow and purchase agreement are signed the buyer has immediate farming rights.

Rights: All of the Seller’s mineral, oil, and gas rights, if any, will transfer without warranty of title or title evidence.

Bidding Method: Bids are per acre; final price is the high bid times 76.51 The purchase agreement will state the total tract price, which remains fixed regardless of future surveys.

Bidding Increments: $25.00 per acre.

Extended Bidding: Any bid placed when the bid is under 3 minutes an additional 3 minutes will be added.

Down Payment & Closing: 10% of the total purchase price is due on auction day. The remaining balance is due at closing, approximately 40 days following the auction. Down payment is held in escrow with the title company.

Purchase Agreement: Successful bidders must sign agreements on Thursday April 9th in person or via DocuSign
