Furniture: Photographs of the house depict it furnished; however, the property will be delivered vacant, with no furniture included. The cabins, in contrast, will remain partially furnished.
Rights: All of the Seller’s mineral, oil, and gas rights, if any, will transfer without warranty of title or title evidence.
Bidding Method: Bidding is by the tract not by the acre. One money bid for the entire tract.
Bidding Increments: $1,000.00 bid increments.
Extended Bidding: Any bid placed when the bid is under 3 minutes an additional 3 minutes will be added.
Down Payment & Closing: A non-refundable down payment of $50,000.00 will be held in escrow at the title company in Metropolis, IL GIA Title & Abstract. The balance is due at closing, which occurs approximately 40 days after the auction. If the buyer cannot close within 40 days, the seller will receive the $50,000.00 held in escrow. Forty days is considered a reasonable period for closing, so buyers should have their financing arranged in advance.
