*There could be city electric & water available, at the purchaser's expense.
*There are 16 acres of alfalfa on the farm, the remainder is open ground.
*The farm has a wheat base of 29.87 acres.
*2025 Taxes were: $531.93.
Parcel B:

*This tract is located on the South side of Highway 24.
*2.69 acres with 2.04 acres of wheat base.

Parcel C:

*This tract is located South of Highway 24 on Ash street.
*There are 18.15 acres.

Possession will be upon closing on or before March 3, 2026. Purchaser will pay all of 2026 taxes.

*10% of purchase price as down payment day of auction, the balance will be due upon *closing on or before March 3, 2026.
