- This is an internet-only auction — all bidding takes place online. The property is being sold AS-IS, WHERE-IS. The Seller reserves the right to accept or reject the high bid.
- The auction will utilize a soft close feature beginning 5 minutes before the scheduled end time. If a bid is placed within the final five minutes, the countdown will reset to 5 minutes, allowing additional time for new bids. This process continues until no new bids are placed for a full 5-minute period. The purpose of the soft close is to ensure fair opportunity for all bidders.

Max Bidding
Bidders may enter a maximum bid at any time. The system will automatically bid on your behalf up to your maximum amount:
- If an existing max bid is lower, your bid will jump to that amount and increase by one bid increment.
- If another bidder has already entered the same max bid, priority is given to the bid placed first (by timestamp).

Contract: Winning bidders will sign the Property Peddler Auction Sales Contract immediately after the sale, either in person or electronically.
Money: The approved high bidder will pay 10% as earnest money on the day of the sale, to be deposited with Perry County Title. Any stop payment or returned check marked “insufficient funds” will be considered evidence of fraudulent intent and treated accordingly.
Closing: Closing shall occur on or before June 26, 2026
