We encourage your personal due diligence and inspections, prior to bidding. A ten (10%) percent non-refundable down payment is required on sale day w/ balance due on or before Tuesday, May 26 2026. A seven (7%) buyers premium will be added to the final bid price to establish the real estate sales and purchase contract selling price. The property will be offered in tracts, combinations and its entirety using the Multi-Par Bidding Process. Deed restrictions for the residential building tracts will be 1.600 sq ft minimum living space and must be stick built homes, no modular or mobile homes. Real estate taxes for 2026 will be prorated as of closing w/ possession of cropland to be granted once the down payment has been made to allow purchasers access to the property for the purpose of making preparations and planting a crop, at the purchasers risk, prior to closing.
