Make plans now to participate in this upcoming Hancock County land auction. 195+/- acres will be offered in two tracts located in Sections 25, 26, 35 & 36 of Carthage Township, Hancock County, IL. These tracts offer productive tillable farmland with a manure lease from an adjacent swine facility.  The farm is situated with close access to the 336-expressway making this is an auction that you will not want to miss!

 

Property Location: From Carthage, take 336 east 4 miles to County Road 2450 East.  Travel 2 miles south and turn west on 1300 North. Tract 2 lies on the south side of 1300 North.  Travel west 2/10th of a mile and tract 1 lies on the north side on 1300 North.

Sellers: Little Timber, LLC

 

Terms & Conditions: The Little Timber Farm ground will be sold by legal description/surveyed/taxable acre, on a per acre basis. The buyer shall pay 10% down the day of sale with the balance being due within 30 days or less.   Property sells with the confirmation of bid price by the seller. This will be a live auction with internet bidding available through Wheeler Live. Internet bidders must be preapproved 24 hours prior to the sale. Immediately following the conclusion of the land sale, we will write sales contracts and receive the escrow/earnest money of 10% down payment. Payment is non-refundable and made payable to Anderson, Roberts, Porth, Wallace, Stewart & Werner, LLP.  The down payment may be paid in the form of personal check, business check, or cashier’s check. The remainder of the purchase price is payable at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. Be sure you have arranged financing, if needed, and are capable of paying the balance at closing.

 

Closing: The closing will be on or before April 8, 2026 at the office of Anderson, Roberts, Porth, Wallace, Stewart & Werner, LLP,  524 N Main St., Burlington, IA 52601, (319) 754-7585.  Title work/title insurance and closing costs will be split 50/50 between the buyer and seller.

 

Possession and Tenancy: There are no tenant agreements in place for 2026.  Possession will be given upon closing.

 

Taxes: The seller will be responsible for the 2025 taxes due in 2026. The buyer will be responsible for the 2026 taxes due in 2027 and beyond.

 

Mineral Rights: The sale shall include 100% of the mineral rights owned by the sellers.

 

Easements: Sale of the property is subject to any and all easements of record.

 

Acreage/Survey: Tract 1 of the property will sell using taxable acres and legal description. All acreages are approximate and accurate to the best of our ability using assessor’s maps, measurements, and legal descriptions. Tract 2 of the property will sell using the survey that is currently being completed. The selling price based on the acreage multipliers is final and no future adjustments in sale price will be granted to either the buyer or seller of said acreage or Tracts.  Any need for a survey to close this agreement is at the sole discretion of the Seller.  Any need for a survey by the Purchaser to acquire funding or close this agreement will be paid for by the Purchaser.
