Tract 1 – 158.05 +/- Acres This prime, high-producing corn and soybean farm is nearly all tillable, offering 152.92 DCP cropland acres per the FSA office. It features gently rolling topography and strong eye appeal. The farm has a high soil rating of 81.6 and is predominantly comprised of Poinsett-Waubay Silty Clay Loam soils, which are ideal for corn and soybeans. From Castlewood, SD, the property is located 4 miles west on Hwy. 22 and ½ mile north on Hwy. 81, or just ½ mile north of Kones Corner. 10% non-refundable earnest money deposit is due the day of sale, with the balance due at closing on or before February 27th, 2026. If Tract 4 sells in two tracts, a plat will be completed with the cost split 50/50 between the sellers and buyers, and closing for Tracts 4A and 4B will occur on or before March 27th, 2026. Title insurance and closing fees will be split 50/50 between buyer and seller. All parcels will be free for possession for the 2026 crop year. The new buyers will be responsible for the 2026 real estate taxes payable in 2027. The sellers and agents do not make any claims regarding boundary lines or total acres. Fences are not guaranteed to represent accurate boundary lines, and any new fencing will be the responsibility of the buyers.
