Property Location: From Rich Hill, MO go 4.5 miles south on I-49 to Hwy TT (exit right on TT) to S1413 Rd and south 1 mile to Bailey Rd., then 3 miles west on Bailey Rd. Turn north and go ½ mile to land entrance. (watch for signs)

Legal Description: Two tracts of land (combined) and being described as 79.20+/- acres located in the E/2 of Section 34 and the W/2 of Section 35, Township 38 North, Range 32 West, Vernon County, Missouri.

Property Description: This farm is located in northern Vernon County, Missouri in Metz Township and is a short distance from Rich Hill. The property features fenced native grass pasture and is well-suited for livestock production, recreational activities and potential homesites. Accessed by rocked county roads, the land has two nice sized ponds, timbered draws and Reed Creek entering the west boundary of the property. The farm ranges in elevation from 780-830 feet. Soil Types: Principal soil types are Barden Silt Loam, 1-5% slopes, class 2e; and Lanton silty clay loam, 0-2% slopes, class 2w.
