Terms of Real Estate Auction: ALL BIDDING SHALL BE CONDUCTED ONLINE ONLY. Subject to RESERVE (undisclosed minimum price for the entire offering) and will be sold in the manner resulting in the highest aggregate sale price. Offered as two separate tracts, with all bidding in "lump sum" pricing per tract to determine the final purchase price(s). Ten percent (10%), non-refundable earnest money deposit required on the day of auction. The balance of the purchase price is due at closing on or before June 12, 2026. The auction sale is not contingent upon financing, appraisals, or inspections of any kind. Buyer must conduct all due diligence prior to bidding. By bidding, Buyer acknowledges and accepts these terms and agrees to complete the purchase pursuant to the terms of the real estate auction purchase agreement. The real property and any/all improvements are being sold "AS-IS, WHERE-IS, WITH ALL FAULTS, IF ANY." Seller shall pay 2025 and all prior real estate taxes and shall give credit to Buyer at closing for the prorated share of 2026 real estate taxes based upon the most recent available figures. If Tract 2 is conveyed to a different Buyer than Tract 1, a twenty (20) foot easement for ingress and egress shall be established over, across, and along the east boundary line of Tract 1 for the benefit of Tract 2.
