Selling 312.85 Surveyed Acres total, to be offered in 2 Tracts, both with direct County Road frontage and access, located in Township 61N, Range 8W, Sections 28, 29 and 33 in Lewis County Missouri
Tract 1
Consists of 156.31 Surveyed acres all in Section 33, located on the east side of the Daniels Property.
Directions: from Highway 6 at the east edge of Lewistown, MO, take Lewis County Road 201/ 180th Avenue and go south approximately 3 miles to the Daniels Property on the right side of the road. Tract 1 has frontage along Lewis County Road 201 all along the east side of the tract. Tract 1 has a permanent gravel driveway, rural water along the county road and electricity is already run to the two older model grain bins. The Lewis County FSA Office calls for 114.85 total tillable acres , 51.21 acres are currently in row crop production, 63.72 acres are in CRP and the balance is woods, wooded draws, fence rows, an abandoned homestead.
CRP NOTE on Tract 1: The current CRP contract for 60.69 acres expires 9-30-2026 and Kurtis did not re-new it. The 2026 CRP payment of $8, 126.00 will be split between the current owner and the new buyer of Tract 1.
There is a contract on 3.03 acres in CRP that expires 9-30-2029 and pays $585.00 per year. The 2026 payment will be split 50/50 between the seller and buyer and all following years payment will go 100% to the buyer of Tract 1.
Tract 2
Consists of 156.54 Surveyed acres in Sections 28, 29 and 33, located on the west side of the Daniels Property.
Directions: From the 4-way stop on Highway 6 in Lewistown, MO, turn on South Elm Street/ Highway J and go south 2 1/4 miles to the Daniel Property on the left side of the road. Tract 2 has frontage and access on Highway J which runs along the entire west side of the tract. Rural water runs along Highway J. According to the Lewis County FSA Office 101.84 acres are tillable crop land, all of which is currently used for row-crop production. The balance of Tract 2 is woods, wooded draws, fence rows, an old, abandoned homestead and barn and a private shared lake for Lewis/Marion County Grassy Creek Watershed Subdistrict. Easement is available for your inspection.

The entire Daniels Property is subject to the 2026 cash rent farming agreement. The agreement expires on December 31, 2026. The 2026 cash rent revenues will be split 50/50 between the current owner and the new buyer(s). The current lease is based on 151 acres of tillable cropland and pays a total annual rent amount of $22,830.00 ($151.00 per acre) and the rent is paid in two installments, the first is $11,415.00 is paid on March 1, 2026 and will be retained by the seller. The second $11,415.00 installment is due on December 15, 2026 and will go to the new buyer(s). A copy of the crop lease is available for your inspection. The new buyer will get all 2026 and future hunting rights.
For the purpose of splitting the 2026 cash rent, Tract 1 will be figured at 51 tillable acres and Tract 2 will be figured at 100 tillable acres according to the rental agreement.
TERMS & CONDITIONS: 10% Down sale day with the balance due at closing in 30 days or less. Possession will be given subject to current farm tenancies. 2026 Lewis County Property taxes will be pro-rated to the date of closing. The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the seller and buyer.
