Directions: From the east edge of Belle, MO go east on Highway 28 for 2 1/4 miles to OCR 751, turn right, go south 1 1/4 mile on OCR 741/MCR 401 (Osage/Maries County Line) to the Mitchell Property  on the right. (The Mitchell property lies in the northwest and southwest corner of MCR 401 and 403.)

 

Pre-Auction Viewing: Saturday – April 4 from 2 PM to 4 PM at the property

 

Selling 60 +/- Acres to be offered in 4 tracts ranging from 7 +/- acres with the Mitchell homestead to 20 +/- acres of permanent pasture and woods. The property is located in Township 41N, Range 7W, Section 23 of Maries County, Missouri. 

 

The auction schedule will start with the real estate offering Tract 1 with the homestead first, for a total dollar amount on a stand-alone basis, then sell Tracts 2,3 and 4 by the acre using the choice method.

 

Tracts 1,2 and 3 all lie north of Maries County Road 403. 

 

Tract 1

Consists of 7 +/- acres, it lies in the northwest corner of MCR 401 and 403 and has access and frontage from both roads.  It has the Mitchell’s single story ranch style home on it, the deep well, septic system, garage/shop building, the barn machine/shed and the garden shed. 

 

Tract 2

Consists of 20 +/- acres and lies just west of Tract One and will have access and frontage off MCR 403 which runs along the south side of the tract.  It is primarily open and currently in permanent pasture and hay production with the balance in mature timber and wooded fence rows.  It has no structural improvements to it.

 

Tract 3

Consists of 13 +/- acres and lies north of Tract One.  It will have access and frontage off MCR 401, which runs up along the entire east side of the tract.  This tract opens in the southwest corner and along the east side with a strip of mature timber running through the center from the northwest corner to the southeast corner.  Tract 3 is currently being used for permanent pasture and hay production. 

 

Tract 4 lies south of Maries County Road 403.

 

Tract 4

Consists of 20 +/- acres and lies south of MCR 403 and will be accessed and have frontage along MCR 403, all along the north side of the tract.   This tract is about half open and currently in permanent pasture and hay production with the balance in mature timber, wooded fence rows and a small pond.

Special Note on Tract 4: Tract 4 has an older model, single wide 12’ x 56’ mobile home on it that will convey with the property (we have a title for it) it also has a month-to-month tenant that pays $200.00 a month rent. Water for the tenant comes from the well on Tract One. The current tenant has been a friend of the Mitchell Family for years and helped look after Olin and Wanda, so the Mitchell Heirs are asking the new buyer of Tracts 1 and 4 to continue to maintain the same rental agreement for as long as the current tenant would like to stay. 

 

The Mitchell property is being surveyed by Lortz Surveying – phone 417-991-8115 and as soon as the new surveyed acreages are available, we will replace our advertised acreages for the new surveyed acreages and use them for the purposes of the contract and closing.

 

Terms & Conditions: 10 % Down sale day with the balance due and possession given at closing in 30 days or less. The new buyer will get full possession at closing and pay all the 2026 Maries County Property Taxes for the year 2026 and future years. The cost of title commitment, deed work, closing costs and title insurance will be split 50/50 between the seller and buyer.
