From the Intersection of Grant St. & Johnson St. (E 1200 St., St. Francis Blacktop) in Macomb, travel south on Johnson St. 5.6 miles.  Turn right onto N. 600th Road.  From there drive west 1.5 miles.  The McGaughey Farm lies on the south side of the road.

Tract 1 contains 42 acres and is nearly 100% tillable offering and excellent opportunity for productive row crop faming. A survey is currently in progress and will be provided upon completion. Auction Notes, Terms and Conditions

The farm consists of 78 +/-being sold as 2 tracts.  Tract 1, the west tract consists of approximately 42 acres +/-.   Tract 2 the east tract consists of approximately 36 acres +/-.  The property will be surveyed to determine exact acreages.

Terms & Conditions:

The McGaughey Farm will sell by surveyed acre, on a per acre basis.  The buyer will have the choice to elect either tract individually or both.

The buyer shall pay 10% down on the day of sale with the balance due at closing within 30 days. This will be a live in person auction with internet bidding available through the Wheeler Live bidding platform. Internet bidders must be preapproved 24 prior to the sale. Immediately following the sale, the successful buyer(s) will sign a sales agreement and issue a check for 10% down payment. Payment is non-refundable and made payable to Terrill Abstract and Title Co., LLC.  The down payment may be paid in the form of personal check, business check, or cashier’s check.  The remainder of the purchase price is payable at closing.  Your bidding is not contingent upon financing.  Be sure you have arranged financing, if needed, and are capable of paying the balance at closing.

 

Closing:

The closing will be on or before April 30th, 2026 at the office of Terrill Abstract & Title Co., LLC, 117 South Side Square, Macomb, IL 61455.  Title work and closing cost will be split 50/50 between the buyer and seller.

 

Possession and Tenancy:

There are no tenant agreements in place for 2026.  Possession will be given upon acceptance of the earnest money to prepare for the 2026 crop year. If a non-farmer or investor purchases the land, the former tenant would like to submit an offer to continue farming the offering.

 

Taxes:

The seller will be responsible for the 2025 taxes payable in 2026.  The buyer will be responsible for the 2026 taxes and beyond.

 

Acreage/Survey:

The property will sell by surveyed acre.  The selling price based on the acreage multipliers is final and no future adjustments in sale price will be granted to either the buyer or the seller.
