Bidding Notice: The auction will end with a soft group close on Saturday, March 28, 2026 starting at 10:00 am CST. This auction has an extended bidding or "Soft Group Close" feature. When a bid is submitted in the final minutes of the auction for any lot, the bidding for all lot s will be extended for an additional four minutes on all lots. This will continue until there are no longer any bids submitted for any lots. 

 

Lot 1 | 275 +/- acre property located in sections 16 and 21 of Henry Township Vernon County, Missouri. 176 +/- acres of tillable land. Balance is in timber. Predominant soil types include Barden, Verdigris & Osage silt loams. The Little Osage River borders this land on the south side. Half of the mineral rights are included in the sale of this property. Property ID# ‘s: 06-5.0-16-000-000-003.000 & 06-5.0-21-000-000-004.000 2024 Real Estate Taxes: $512 Directions to the property: From Stotesbury, MO go north on Highway V approximately 1 mile turn left or west on E. Duck Road. (Watch for Signs) Terms of Sale: Following the auction, the successful buyer will be required to sign a real estate sales contract and pay ten percent (10%) of the total contract price as a non-refundable down payment, payable to McFadden Title. The balance of the contract price will be due at closing which will take place on or before Friday, April 27, 2026. The seller will provide title insurance for the full amount of purchase price. The2025 real estate taxes will be paid by the seller. Buyers will be responsible for all subsequent real estate taxes. Open Crop lease for the2026 crop year and beyond. This land is sold subject to the2026 hunting rights lease. The hunting rights income for 2026 will be split 50-50 with the buyer.
